IRIS is on online application which helps researchers, fund managers and investors assess the strengths and weaknesses of their cashflow. The service is an add-on to the main IPD Portfolio Analysis Service and does not require additional data collection.

The service provides benchmarking of portfolios’ income risk and covers:

• Lease structure analysis: over-renting, potential for future growth, vacancy rate
• Expiry profile: erosion of income per year, unexpired lease term, impact of breaks
• Covenant strength: D&B’s credit rating of every tenant, probability of default, company vs parent company, monitoring of major credit changes
• Income concentration: by company, sector, industry

IRIS is an effective management tool providing:

• A complete IPD validated tenancy database (tenancy and lease details refreshed every quarter)
• Company matching and D&B credit rating to assess credit worthiness of all tenants
• A powerful search engine to query any field in the database
• Covenant strength monitoring via monthly email alerts on significant credit rating changes

It also provides a powerful analytical tool which includes:

• Benchmarking of lease structure and covenant strength available at portfolio, segment, property and tenancy level
• Suite of ready-built reports easily exported and used for strategy meetings
• Tables and charts for use in presentations (underlying data fully accessible)
• Credit rating for company, including probability of default and industry classification
• Full analysis of the IPD Quarterly universe (containing over 60,000 leases) and standard benchmarks
