ISPI Monitor of Sustainable Properties in the UK
One good return deserves another

IPD produces the ISPI Monitor (IPD Sustainable Property Index Monitor) twice a year, showing performance results of the more sustainable properties in the UK market at Q1 and Q3 annually.  Results are drawn from a databank of over 1200 properties, from over 100 portfolios and worth £23.1bn (as at March 2011).  The ISPI Monitor is sponsored by K&L Gates, CBRE and the IPF and aims to monitor the relationship between environmental performance and financial returns as it develops. Sustainability is not yet priced into commercial property valuations in the UK, but when it is, the ISPI Monitor should show sustainability impacts on returns.

Contributors to the ISPI Monitor include (in order of contribution, largest first):

  • ING Real Estate Investment Management  (winner of the IPD/IPF Sustainability Data Submission Award 2011)
  • F&C REIT Asset Management plc
  • Henderson Global Investors
  • Prudential Property Investment Managers
  • Legal & General Investment Management
  • Standard Life Investments
  • BlackRock
  • AXA Real Estate Investment Managers
  • Aberdeen Property Investors UK Ltd
  • BNP Paribas REIM UK
  • UBS Realty Investors LLC
  • Hermes Real Estate Investment Management Ltd
  • Royal London Asset Management Ltd
  • The British Land Company plc
  • Scottish Widows Investment Partnership
  • Schroder Property Investment Management Ltd
  • The Crown Estate
  • Aviva Investors Real Estate
  • Pollen Estate Trustee Company Ltd
  • Quintain Estates & Development plc
  • Church Commissioners

Information is provided by the contributors on building quality and accessibility, energy and water efficiency, waste management provision and flooding risks. Wherever possible, the framework draws on existing environmental tools such as BREEAM, Environment Agency data and Energy Performance Certificates to measure these criteria.
