One good return deserves another

ISPI UK of Sustainable Properties

IPD produces the ISPI (IPD Sustainable Property Indicator) twice a year, showing performance results of the more sustainable properties in the UK market. Results are drawn from a databank of over 1700 properties, from over 115 funds and worth £26.5bn (as at December 2011). The ISPI is sponsored by K&L Gates, CBRE and IPF and aims to monitor the relationship between environmental performance and financial returns as it develops. Sustainability is not yet priced into commercial property valuations in the UK, but when it is, the ISPI Monitor should show sustainability impacts on returns. ISPI version 1.0 questions are here. Aberdeen Property Investors UK Ltd was the winner of the IPD/IPF Sustainability Data Submission Award in 2012.

To ensure that IPD produces the best sustainability information it can, a group of interested parties sits on the IPD UK Sustainability Steering Committee. The committee includes:

The ISPI version 1.0 was a first step to measure the relationship between environmental and investment performance.  The second step is being taken and now offers an index (ISPI version 2.0) and a supporting portfolio analysis service ‘EcoPAS’. The 2012 questions now being asked for ISPI version 2.0 and EcoPAS are here.

In order to collect data at individual property level in a fast and economic way, EcoPAS requires this information to be collected during the valuation process. Valuation Surveyors will complete a 'sustainability inspection checklist' when conducting their on-site inspections and provide this information to their client and IPD.
